Saya terjumpa artikel tentang consolidation hutang2 PL and HP kepada HL yang dioffer oleh Citibank melalui blog Paultan.
Minta pendapat.Adakah HL ini termasuk dalam Tier 1 Bank untuk program AJIT kita juga?

Did you know that you can consolidate your car hire purchase loan and any other loans you have under your Citibank Home Loan?

Citibank HL ini tidak termasuk dalam list Tier-1 bank Model AJIT. Benar selepas refinance kelebihan2 yg dinyatakan oleh Paul Tan itu boleh dilaksanakan. Tetapi ianya dengan bersyarat. Faktor utama adalah nilai semasa rumah yg akan di finance itu MESTI melebihi jumlah hutang sedia ada. Dengan itu baru ada NET VALUE. Jika rumah yg sdra miliki tiada nilai, tiada bank yg sanggup mengambil risiko utk membiayai semula hutang rumah itu. Selain drpd itu, Citibank Homeloan ini tidak menggunakan buku cek, dengan lain perkataan TIDAK BOLEH REDRAW ikut sukahati dan tidak kira berapa. Sungguhpun ia boleh dikeluarkan semula, ianya menggunakan kad ATM. Perkara ini akan menyulitkan urusan kita kelak. Di samping itu juga, cuba check jumlah yg boleh redraw bukannya dlm gandaan seribu? Yang ini juga jika benar akan menyusahkan kita kelak.

Sungguhpun begitu konsep membiayai semula kesemua hutang2 dengan menggunakan Flexihome adalah sepertimana juga konsep pembiayaan semula rumah Model AJIT. Bagaimanapun ianya bergantung kepada case to case basis kerana tidak semua pinjaman menguntungkan jika dibiayai oleh Flexihome. Yang pasti kos pembiayaan semula rumah est. 4.2% adalah jauh lebih rendah jika dibandingkan dengan pulangan ASB. Jadi, tidak dinafikan juga jika ada diantara sdra2 yg telah refinance rumah, hasil drpd refinance dimasukkan keseluruhannya ke dalam ASB. Bukankan itu lebih menguntungkan? Sehubungan dengan itu, senarai bank2 utk HL@Refinance masih lagi bank2 sama seperti dlm senarai Tier-1 bank Model AJIT. Jika ada yg lebih baik, sudah pasti akan saya masukkan ke dlm senaraipendek Tier-1 bank utk HL@Refinance. Terimakasih kpd Sdra Budiman kerana mengetengahkan HL Citibank ini utk kajian kita semua.
